In a last minute amendment to the Housing and Planning Bill the Secretary of State now has powers to require all landlords to ensure that rented properties meet acceptable electrical safety standards.  The Regulations that follow could bring in a range of requirements from requiring a wiring certificate – as is the case currently for HMOs – to requiring PAT testing of appliances.  So what are the current requirements.  This month we are explaining what the law currently requires landlords to do and what is considered best practice.
