Landlords

Lion Yard Lettings is a letting and property management agency in South West London. We let and manage properties within a 30 minute commute from our office in Clapham, SW4.

With many years’ experience we know what landlords want and we shape our service to deliver to landlords expectations. We are solely a Lettings and Property Management company, not a sales agent who also does lettings. This ensures that we are completely dedicated to your tenancy requirements and property management.

You can be assured that Lion Yard Lettings will focus on your property and your requirements. 100% lettings, 100% of the time.

Our reputation for providing a quality service has been instrumental in the increase in our portfolio of clients by way of recommendation.  We are members of the UKALA, the Property Redress Scheme, Client Money Protect and are Data Protected giving you additional peace of mind that your property and rental payments are secure with our team.

Managing your Property

Our full management service is perfect for landlords who prefer to have their properties professionally managed.  We manage most of our let properties and pride ourselves in taking care of your property as if it were our own.  We carry out all of our inspections personally and as we are a small independent agent you will always know who is looking after your property by name.  We charge a monthly fee of 7.2% of received rent including VAT (6% before VAT).

  • Register and hold the security deposit in accordance with current legislation;
  • Move tenants into the property preparing an inventory and schedule of condition if required (Landlord to be responsible for the COST); and
  • Advise on and assist in the transfer of utility service accounts.
  • Ensuring compliance with the relevant legislation.
  • Arrange any repairs, maintenance or replacements to the property;
  • Receive ongoing rental payments and provide monthly statements;
  • We process rental payments into your account within five working days. We are not members of a client money protection scheme.
  • Take appropriate initial action in the event of rent arrears or any other breach of the tenancy agreement;
  • Inspect the property periodically and liaise with the tenant on a routine basis;
  • Arrange renewals of the agreement or check-outs as appropriate, pro-actively keeping void periods to a minimum.

Want to keep up with landlord regulation?

As a full-time lettings agent I spend a lot of time keeping track of new and proposed regulations. One thing I notice is that there is a lot of chatter in the press about things that might come into force if they are approved or things that are just being discussed by politicians. This can be confusing for landlords, many of whom just want to know what affects them now.

So I have put together my top ten new pieces of legislation that were introduced or came into force in 2015 and affect landlords now #landlordregulation2015. So if you feel like you are not up to date with regulation and want to know more about property management this eBook is for you. From making decisions about energy efficiency measures in your property to preparing a possession order, there are new regulations that affect you.W
